Let's cover the reasons that buying a home during the winter might be just the best time for you:
1. Motivated sellers - If someone has their home on the market during the winter, they probably aren't expecting it to move as fast as, say, the spring. They've kept their home on the market during the slower time of the year because they are motivated to sell, in all likelihood. Maybe they've accepted a job in another town and the house has been vacant, just begging to be sold and you just so happen to be in the market. It's a win-win situation but with a special condition that you are in the market when the majority of buyers are not.
Side note: given the market is low on inventory, there could be leverage from the seller in that in an already low inventory market, having one of the only homes for sale might not yield as good of a benefit for the buyer. So, that leads us to our second point
2. Getting a Unique Perspective - It's winter, it's cold, and it's likely not the driest season, either (especially in Georgia). You'll be seeing the home under some extreme conditions, get to know how well it warms up or how dry it is, really. You're looking at the property during a time of extreme conditions and that bodes well for your understanding. Drafty room? You'll know it and it'll help you inform your decision.
Side note: If you're a seller, this is a great way to show off your home. Make sure you have all of your windows in their best working order, furnace filter changed and furnace serviced, try to make this as convincing of a property as possible. If it's warm and cozy, they won't want to leave.
3. Less Competition - This piggy-backs on the first topic, but it warrants covering by itself. If you're buying and others are not, it puts you at an advantage, the same way it does if you're selling and others aren't. You'll get top priority for seeing the home, getting full attention for discussing details with your realtor, and you'll likely have less offers to fight against.
4. Realtors still want your business - It might be colder and the days are shorter, but a good Realtor isn't going to turn you away just because the season is slower.
